While enjoying complete seclusion the villa is only 28 kms SE of Florence and just 8 kms from the famous Abbey of Vallombrosa. At just a few kms off the AI Motorway it is within easy driving distance of all the major towns and cities such as Siena, San Gimignano, Arezzo, Pisa, Lucca and many others.

From Pontassieve, a large town 5 kms away, there is a direct rail connection to Florence – a journey of only 20 minutes – and to other main rail connections e.g. Rome, Bologna, Milan, Venice etc. The bus stop outside the villa connects to nearest local railway station of Pontassieve – a trip of 15 mins – or to Tosi or Vallombrosa in the opposite direction.

The world renowned vineyards of the Chianti Classico region are easily accessible while the less well known but equally palatable wines of the Rufina region from the Frescobaldi vineyards of Pomino and Nipozzano are within a twenty minute drive.

Next to the villa there is an excellent bakery and delicatessen for daily shopping (open also on Sundays).
Pontassieve has a large variety of shops, supermarkets as well as banks, petrol stations, hairdressers, pharmacies etc.
Outlet stores in a Mall selling designer labels at greatly discounted prices from the houses of Gucci, Armani, Valentino, Yves St Laurent, Ungaro, Ferragamo, La Perla lingerie, Sergio Rossi shoes, Dolce & Gabbana, etc. are just a short drive from the villa.

Coming from the South - take the AI Motorway - exit at INCISA (South of Florence). Turn right after paying toll and follow signs for Pontassieve on the SP69. Keep on this road (winding) through Leccio, San Clemente and Sant'Ellero until you arrive at Carbonile. Here there is a sharp turn right which brings you to Paterno.

Coming from the North, take the AI Motorway - exit at FIRENZE SUD and turn right direction PONTASSIEVE - shortly before arriving in Pontassieve, there are road signs indicating different directions. Follow the one, on the right, marked CONSUMA/PELAGO. After approximately 1 Km and half on this road, there is a sign, on your right hand side, indicating PELAGO-TOSI-VALLOMBROSA. Turn here and proceed straight (for about 5 Kms), passing through the town of Pelago, before you reach the small village of Paterno.

When in Paterno, follow the road until you come to an Alimentari/Forno (general store/bakery) with parking in front. The road which goes down by the side of the store leads immediately to the gates of Villa Paterno.
